One-time download, no account needed
House Flipper version 1.26252 is a one-time download. No activation, no online account, no launcher. You mount the disk image, drag the app to your Applications folder, and you're done. It works offline after that.
The game runs on both Intel and Apple Silicon Macs. It was tested on macOS Tahoe and a Mac mini 2024 M4. If you have a Mac from the last several years, it should work. The download is a single disk image file — no Steam, no Epic Games Store, no third-party client required.
Save files stay on your machine. There is no cloud sync, no multiplayer, no online leaderboard. Your progress is local and private. If you switch Macs, you copy the save folder manually.
Tablet tool and selling unwanted items
- The tablet tool doubles as your job board and inventory manager. Check it often to see available tasks and your current funds. Jobs refresh as you complete them.
- You can sell items you don't want. That old sofa or broken lamp you pulled out? If it's still in your inventory, you can sell it for a small amount. Check the tablet for the sell option.
- Painting walls is faster if you do whole sections at once. The roller covers a wide area, so you don't need to click each pixel. Long, smooth strokes work best.
- The mop cleans spills and dirt patches after you remove the big trash. It's the last step before a room looks fresh. Don't skip it or the room won't pass inspection.
- Experience points add up across all jobs. You don't need to specialise — any task gives XP. Skills unlock gradually, making later jobs quicker and more profitable.
Crash fixes and common errors
Fix the 'damaged' message with Terminal
After dragging House Flipper to Applications, open Terminal (Finder > Utilities > Terminal) and type:
xattr -d com.apple.quarantine /Applications/House\ Flipper.app
Press Return, then launch the game from Launchpad. This removes the quarantine flag and lets it run normally.
Graphics look off or the game runs slowly
Check your display settings in System Settings. If you're on a Retina Mac, the game may default to a resolution that doesn't match. Lowering the resolution in the game's settings (if available) can help. Also close other apps before launching — House Flipper is not heavy, but a clean desktop helps.
Can't find the disk image after downloading
Look in your Downloads folder. The file ends in .dmg. Double-click it to mount it. A new icon appears on your desktop and in Finder sidebar. Drag the app from that mounted volume into Applications. After that, you can eject the disk image and delete the .dmg file if you want.
Weekend renovator starts with a small apartment
Maria works an office job Monday to Friday. Saturday morning, she makes coffee, puts on headphones, and opens House Flipper. She starts with a small apartment job — clean the kitchen, paint the living room, replace a broken radiator. No rush, no score, no timer. She takes breaks between rooms. By lunch, the virtual place looks liveable. She sells the old furniture she removed, pockets the cash, and browses the job board for a bigger house next weekend. It's a low-pressure ritual, not a competition. That's the game's whole point: you set the pace, you decide when a room is done, and the only reward is a clean space you made yourself.
